Sited on approximately 47,000 acres, picturesque Poinciana, Florida is the largest unincorporated master-planned community in the United States. Poinciana combines the landscape of two beautiful counties, Polk and Osceola, to create this exquisite palate for Poinciana’s villages and communities. Located southwest of Kissimmee, Florida and about 14 miles east of Haines City, Poinciana is just minutes from the magic of the Disney World Resort and Orlando theme parks including Universal Studios and Sea World.

Poinciana is approximately one hour and thirty minutes from Tampa Bay, the home of the Tampa Bay Rays baseball team. Poinciana is just minutes to Interstate 4 and U.S. Highway 17/92 runs through the north part of Poinciana. The Lynx Bus offers residents of Poinciana a public transportation alternative to driving. The Lynx Bus has routes in Orange, Osceola, and Seminole Counties.

The first homes were built in Poinciana in 1973 and had approximately 2,000 to 3,000 residents. Today Poinciana is home to over 68,000 people. A deed-restricted community, Poinciana offers many amenities to its residents including golf, tennis, handball, shuffleboard, and swimming. Nearly 43 percent of Poinciana’s 47,000 acres are undisturbed natural beauty giving Poinciana residents a peaceful escape from the surrounding metropolitan area.

The Walt Disney Wilderness Preserve is nearby and also has over 10,000 more acres of fabulous Florida nature. Water sports are very popular in this warm Central Florida climate including fishing, canoeing, and boating. The people of Poinciana can also enjoy many stores and restaurants close to home while being just minutes from the excitement of metropolitan Orlando.

Poinciana offers many styles of single-family homes including older traditional-style houses and newer Florida-style homes. The median price of a home in Poinciana is around $175,000 and houses do have home owner’s association fees. Poinciana has an over 55 community called Solivita. Sensational Solivita has many resort-like amenities including a ballroom, restaurants, art classes, tennis courts, and more; home prices here range from the upper $100,000s to over $500,000.

Since Poinciana is in two counties, students in public school in Poinciana, depending on their address, will attend either Polk County Public Schools or Osceola Public Schools. Nearby institutions of higher learning include Rollins College in Winter Park and the University of Central Florida in Orlando; they are both just over one hour from the community of Poinciana.
